Do all occupants of an apartment need to be on a lease?     

When renting an apartment, through an apartment lease agreement, there are many questions that need to be addressed.

What to do after signing a lease?

  2. The type of landlord that will just allow anyone to move into the property (without any lease (as long as there is “at least” one person that is 18 and over moving in)), and those tenant(s) will just pay on a month to month basis, without any legal contract agreed upon.

There are no laws, in the United States, that permit children (all those individuals under the age of 18), to sign a lease along with their legal guardian when moving into a rental property. Every child in the United States can legally live in a rental property without being on the lease.

 How much does it cost to break a lease? 

After signing a lease agreement, if you have a situation, that requires you to move out of rental property, and therefore break the lease, depending on how the “terms and conditions” of the lease are worded, you may be required to pay a monetary fee, for exiting the agreement, before its full duration.

Every landlord is legally able to set this fee, in regards to breaking a lease, to an amount that they seem fair, to both you and them.

There is no set rate, that all landlords must apply, in terms of how much their tenants are required to pay, when/if leaving the rental premises, before the set time in the contract.

Some landlords require that their tenants pay, the full amount, for each of the remaining months, on the lease, if leaving the property early, and breaking the lease.

Then there are those landlords, that only require their tenants to pay one month (the next month), that is due on lease.
